Before any guest arrives, they must provide a valid photo ID and sign a rental agreement that sets clear rules and establishes legal accountability. Every property is also equipped with Ring cameras (exterior only) and Minut smart home devices that monitor for noise violations, smoke, and CO 24/7. We screen proactively — flagging one-night weekend bookings, oversized groups, and last-minute local reservations. The combination of verified identity, a signed agreement, and live monitoring is what keeps properties protected.
Every booking includes a third-party damage waiver covering up to $1,500. We document every item in your property at onboarding — down to the brand of each appliance — so when something gets damaged, we already have the evidence. We coordinate the claim, arrange the repair or replacement, and typically handle it without you needing to lift a finger.
We use pricing software but we don’t let it run on autopilot. A dedicated human manager monitors local events (Mardi Gras, rodeo season, cruise traffic, local festivals), competitor rates, and demand signals to make daily adjustments. Our goal is to maximize total monthly revenue — not just fill every night at a discount.

Yes — all of our staff complete annual human trafficking prevention certification. Short-term rentals can be misused, and we take that responsibility seriously. This training covers recognition, reporting protocols, and platform policy compliance. It’s not something most property managers do, but we believe it’s part of operating a safe, responsible business.
Yes. STR permitting requirements vary widely across Texas cities and counties, and navigating them alone can be time-consuming. We help owners understand what’s required in their specific market and can guide you through the process. In some cases we’re able to handle the permitting on your behalf for a fee — availability depends on the jurisdiction. Ask us about your specific area on a strategy call.
We offer one-year and two-year management agreements. The two-year agreement waives the setup fee entirely — making your upfront investment zero. The one-year agreement includes a standard onboarding fee. Both require just 30 days’ notice to cancel, as long as active guest bookings are completed. Either way, your first 30 days of management are on us. The right fit depends on your situation — we’ll walk through the options on your strategy call.
Very few. We intentionally keep our portfolio small so every property gets the attention it deserves. We’d rather manage 20 properties exceptionally than 200 properties poorly. This is a family-owned company — not a franchise, not a call center.
